Scheduled service on your equipment, on a calendar you approve.
How it works
Agreements run four scheduled visits a year, on a quarterly basis, on the equipment listed in your agreement — with a written report after every visit.
Maintenance is quoted per property rather than sold as a packaged program. Tell us how many units and what equipment is in them, and we'll put a schedule and a price against it.
What a quarterly visit covers
- Filters inspected, cleaned or replaced, and supplied under the agreement
- Condensate pan, trap and drain line cleaned and treated; safety switch checked
- Refrigerant pressures checked, coils inspected for signs of a leak
- Electrical connections tightened; contactors, capacitors and safety controls inspected
- Fan and blower motors checked; belts checked and tightened
- Condenser and evaporator coils inspected, equipment condition reported
The annual visit adds a coil rinse, superheat and subcooling, compressor and motor amperage, capacitor testing and a heat-operation check.
Common questions
Can you service occupied apartments?
Yes — that's most of what multifamily work is. After-hours and phased work is available so residents keep their cooling and their amenity spaces while the work gets done.
Do you work with our on-site maintenance staff?
Routinely. On most properties the on-site team is who calls it in, meets our tech and knows the equipment history. That works better than us arriving cold.
Do you cover a whole community, or just individual units?
Both. At one Central Florida community we've handled 66 service calls across 28 different apartments — same crew, same equipment history, tracked unit by unit.
Are you licensed, insured and bonded?
AIT is licensed and insured, and bonded for large construction projects. Certificates of insurance are available on request.
